  • If a garage door is not properly aligned and/or balanced it can cause quite a bit of damage to the system. This can happen immediately, or it can happen over time. For example: if the door is not properly balanced (springs/cables etc.) it can cause the door to unexpectedly come off its tracking. The door may then be lopsided, not being able to open or close, and will potentially result in damage to the panels. Also, if the springs are not tensioned correctly and the door is too heavy, it can cause tremendous wear and tear to the automatic garage door opener that is really only there to gently assist the door’s raising and lowering. The springs are what do the “lifting” of the door, and the opener is not equipped to handle above its weight capacity. This wear and tear in the opener may not be noticed until the opener gives out over time, resulting in a replacement.

  • If you have an automatic garage door opener, it is important that the sensors (located at the bottom of the garage door) are working properly for your safety. This feature of the garage door opener causes the door to reverse when anything is in the way of the door while closing. If the door is not reversing when something is in the way, it is imperative that this problem is addressed right away. The sensors may need to be replaced or another larger issue addressed within the garage door or opener system.

    Because this system is very sensitive, it can also cause a headache if the sensors are not lined up perfectly; upon pressing the button to close, the door may automatically reverse because it “thinks” something is in the way. Make sure the sensors are always perfectly aimed at each other, the lenses are cleaned off, and nothing is in the way of their connection. If you continue to have a problem with the door’s opening/closing, the sensors may need to be replaced or another issue within the system addressed.

  • We are your garage door spring replacement specialists! The springs are one of the most important pieces of your garage door system. They are what do the lifting of your garage door (an automatic opener is only there to gently assist its raising). The springs also play an enormous role in your door’s being balanced. There are several types of springs, such as torsion springs and extension springs, and within those types are many different springs that carry varying weights. Your garage door system will have a specific spring or combination of springs that is required for proper balancing and proper lifting.

    Garage door springs are rated at many different life cycles, but eventually, will break. When this day comes, we are here to assist! We highly recommend having a professionally trained technician perform this work for you, for several reasons. One, it is imperative that the correct springs be put on the door for proper balancing and lifting. Two, the springs can be very dangerous to work with. They carry a very high level of torque and can result in serious injury when being worked on. Our technicians will have the proper tools and training on all the mechanisms involved in the change out. Some aspects will include the proper amount of turns to put on the springs during install, resetting the cable system, balancing the door, etc.

  • Regular maintenance is very important for your garage door system! We generally recommend having a tune up performed on the door once a year to ensure smooth operation and longevity of the system. Our comprehensive garage door tune up will include lubricating all moving parts on the door with a specific garage door lubricant, checking the safety reversal system for proper functioning, and inspecting the door for proper balancing. Our technicians will take the time to inspect the entire garage door and opener system; at O’Brien, we take pride in not only being the “fixers,” but also helping to educate by answering any questions you may have and going over the condition of the entire system with you!   • It is very common for a garage door to come off of its tracking. This may be due to a number of circumstances. Perhaps your cables came off of the drums, so one side lifted and not the other, throwing it off its tracking. If something is stuck in the track while the door is trying to go up or down, such as a broom, it can easily throw the door off-track. If the door is backed into, it can throw it off-track as well. Another common reason is that the springs are not tensioned correctly or a spring is broken, resulting in improper balance of the door. If your garage door is off-track, our technicians will quickly get it put back in place and adjust all of the moving mechanisms to assure they are properly balanced. It is best to catch any potential problems that may throw your garage door off-track ahead of time. General maintenance and our comprehensive tune-up is a great way to make sure there are no pending issues that may cause problems in the near future!

  • Does your garage door have damage to one or more of the panels? Having damage to the garage door sections can be an eye sore but may also indicate that there may be structural issues as well. If the structural issues are not remedied right away, it may lead to worse problems in the near future. If you are not ready to replace your garage door but need to change out a panel, we are here to help! Our trained technicians will come to the home, gather details on the door such as the manufacturer, size, color, model, year manufactured, etc, to make sure that we are able to get the exact panel for your door.   • At O’Brien, we value using only top quality garage door parts to ensure that your system functions at its best. Just as with our new garage doors, when it comes to changing the “bones” of your garage door, we will use heavy duty commercial grade steel for replacement parts. It is easy to overlook how many parts there are in the garage door system, and how important it is that they are all in excellent shape for proper functioning. Over time, these parts may become rusted, frayed (cables), weak, and affect the functioning overall. Some of these parts will be cables, hinges, rollers, end bearing plates, center bearings, safety cables, torsion tubes, torsion springs/extension springs, drums, pulleys, etc. All of these parts play a very important role in the stability, balancing, and lifting of your garage door system.

    New garage doors will often come with plastic rollers. We install steel ball-bearing rollers with an additional nylon coating for smooth, quiet, long lasting operation. Oftentimes, changing the rollers on the door, coupled with a tune up, will completely change the functioning of the entire system. We will come prepared to change any other parts that may need replacing, and are happy to answer any questions you may have!
